Marketing for a Real Estate Agent
Real estate marketing: property presentation, the agent's personal brand, the two-sided seller-buyer flow and the district expert position. A client system.

The real estate market's oddity: everyone posts listings, few do marketing. The listing sites are a catalogue of properties; the customer's real question, though, is different: "can I trust this person?" In one of life's biggest financial decisions, people seek a guide, not a property. Real estate marketing is therefore two-layered: the property's professional presentation + the agent's trust-earning personal position.
This guide builds both layers: the presentation standard, the district expert position, the two-sided client flow (the seller and the buyer) and the records system.
The property presentation: the three-minute standard
The same flat can be presented two ways: a dark vertical video + the "excellent renovation" text, or a well-lit planned shoot + concrete information. The second format multiplies the call count. The standard kit: the preparation (tidiness, light, the windows open; the 10-minute prep is half the shoot), the shooting sequence (the entrance → the rooms → the kitchen/bathroom → the view; on the phone-shoot rules), the video-tour format (a 60–90-second walkthrough; the real estate content that works best on Reels/TikTok) and the honest information block (the floor, the area, the document status, the building's age; a hidden defect surfaces at the viewing and burns time). One of the professional secrets: stating the defect in advance ("the kitchen wants renovating — it's reflected in the price") earns trust even on a weak property.
The district expert: not "everywhere" but "the best here"
The agent working across the whole city is known nowhere; the expert of one or two districts becomes that market's first call. The position-building tools: the district analytics content ("how the price per square metre changed in this district over the last year", "which buildings cost more and why"; a simple table + commentary), the neighbourhood knowledge ("the parking problem on this street", "these buildings' construction quality"; the information absent from the listing site) and the personal brand line (the agent speaking to camera, known by name). This content has two audiences: the buyers (seeking knowledge) and — most importantly — the sellers: the "this person knows the market, they'll sell my flat properly too" conclusion brings the listings.
The two-sided flow: the seller and the buyer are separate clients
| Factor | The seller (the listing) | The buyer |
|---|---|---|
| The core question | "For how much and by when will it sell?" | "Am I making the right choice?" |
| The attraction tool | A free valuation + a market report | The property content + the district guides |
| The trust proof | The "what I've sold" portfolio + the time-to-sale statistics | The accompaniment service explained (the documents, the negotiation) |
| The channel | Referrals + local recognition | The listing sites + Instagram/TikTok |
The practical conclusion: the content plan must hold both lines; the agent posting only properties gathers buyers, while the listings come from the seller content. The free valuation offer is the seller line's classic entry door: valuable, obligation-free, conversation-opening.
The records and follow-up: managing the long cycle
A property decision can take months; not losing the connection over that period is system work. The minimum build: the enquiry register (a CRM/spreadsheet: who, what they seek, the budget, the phone), the match notifications (the "a new property matching your search" message; via WhatsApp; that service is itself a sales argument), the post-viewing follow-up (24–48 hours: the impression + an alternative offer) and the past-client touch (the sale ended, the relationship did not: the moving-in congratulation, the anniversary message; in real estate the referral chain is the golden channel). The relationship with the listing sites should be noted too: they are the storefront, not the rival; your difference sits not in the listing itself but in the service after the listing.
The ad layer: narrow and concrete
Paid promotion's working forms in real estate: property-oriented social ads (a well-shot video tour + district targeting), search ads on the seller queries ("sell a flat", "property valuation") and retargeting (the new ones to those who viewed properties). The generic "our agency at your service" ad, meanwhile, burns money: a creative without a concrete property or a concrete service offer does not work in this market.
Frequently asked questions about real estate marketing
With the listing sites there, why do I need a personal channel?
On a listing site you are one of hundreds of agents, and the customer sees the property, not you. The personal channel (Instagram/TikTok + recognition) makes you the chosen one: the same property, but "the agent I know." And in winning listings, the personal position is practically the only road.
They haggle over my commission; how do I defend it?
With the service list: the professional presentation, the buyer base, the document accompaniment, the negotiating, the time saved. Turn the word "commission" into "the service package" and show your time-to-sale statistics. The value argumentation works here directly.
Is working with construction companies (new-build sales) different?
Yes: there you are the project's presenter and the content sells the future (the project visuals, the construction progress, the payment schedules). The trust centre shifts too: the company's history + the handover statistics. Do not mix it with the individual market; a separate line, a separate message.
Do I stop the marketing when the market stalls?
The opposite: a stagnant market is position-winning time. When the competitors fall silent, your analytical content grows more visible; and when the market revives, the accumulated recognition converts to sales. The budget can shrink; the visibility must not.
